10 affordable ‘new towns’ for first time buyers where you need just £6,392 deposit

BRITAIN’S first-time buyer “new town” hotspots have been revealed and some boast properties which are around 15% cheaper than the national average.

More than two million people live in these areas, which were built by the government after World War II to provide homes for people whose properties were destroyed during the war.

It’s typically much cheaper to buy a house in these towns than in their surrounding region, saving first-time buyers money while helping them to get on the property ladder.

Peterlee in the North East has emerged as the cheapest new town to buy a first home in, with a typical property worth £127,853.

Buyers looking to purchase their first home can expect to spend around 41% less on their property than if they bought a typical house in the North East, which is worth £218,228.

A first-time buyer with a 95% mortgage and a deposit of just 5% would only need to save £6,392.65 to get their foot on the ladder.

Meanwhile, those who are able to save a 10% deposit would only need to put down £12,785.30.

Second on the list was Washington, which is also in the North East.

A typical home in the town costs £165,157, which is 24% less than the regional average.

New homeowners can save £53,071 by purchasing a property in Washington compared to the price of a typical home in the North East.

A buyer looking to purchase a home in this town would need to save £8,257.85 for a 5% deposit, or £16,515.70 for a 10% one.

In Scotland, Irvine is the cheapest new town to purchase a home in.

First-time buyers can expect to spend £178,322 on their first property.

To purchase this home they would need to save £8,916.10 for a 5% deposit or £17,832.20 for a 10% one.

Buyers looking to get on the housing ladder can expect to spend 27% less on their property than if they bought a typical house in Scotland, which is worth £243,707.

Glenrothes is another region where new homeowners can make a saving on their first property.

How to get the best deal on your mortgage

IF you're looking for a traditional type of mortgage, getting the best rates depends entirely on what's available at any given time.

There are several ways to land the best deal.

Usually the larger the deposit you have the lower the rate you can get.

If you’re remortgaging and your loan-to-value ratio (LTV) has changed, you’ll get access to better rates than before.

Your LTV will go down if your outstanding mortgage is lower and/or your home’s value is higher.

A change to your credit score or a better salary could also help you access better rates.

And if you’re nearing the end of a fixed deal soon it’s worth looking for new deals now.

You can lock in current deals sometimes up to six months before your current deal ends.

Leaving a fixed deal early will usually come with an early exit fee, so you want to avoid this extra cost.

But depending on the cost and how much you could save by switching versus sticking, it could be worth paying to leave the deal – but compare the costs first.

To find the best deal use a mortgage comparison tool to see what’s available.

You can also go to a mortgage broker who can compare a much larger range of deals for you.

Some will charge an extra fee but there are plenty who give advice for free and get paid only on commission from the lender.

You’ll also need to factor in fees for the mortgage, though some have no fees at all.

You can add the fee – sometimes more than £1,000 – to the cost of the mortgage, but be aware that means you’ll pay interest on it and so will cost more in the long term.

You can use a mortgage calculator to see how much you could borrow.

Remember you’ll have to pass the lender’s strict eligibility criteria too, which will include affordability checks and looking at your credit file.

You may also need to provide documents such as utility bills, proof of benefits, your last three month’s payslips, passports and bank statements.

An average house in the town is worth £194,691, which is £49,016, or 20%, less than a typical home in the region.

A 10% deposit would be equivalent to £19,469.10 while a 5% deposit would total £9,734.55.

In the South East of England, Basildon is the new town with the largest discount compared to regional property prices.

A typical home in the town costs £327,314, around £116,782 less than the price of a typical home in the South East.

A 5% deposit on a property in Basildon would cost £16,365.70 while a 10% one would total £32,731.40.

This is equivalent to a saving of 26% compared to the average cost of a home in the region, which is £444,096.

Amanda Bryden, head of Halifax mortgages, said new towns have played an important role in providing additional and affordable housing across the UK.

She said: “With the government’s ambitious plan to build a new generation of new towns, our research shows that while they offer homeowners the potential to benefit from significant price growth, they also present attractive opportunities for first-time buyers.”

The government has announced plans to build 1.5 million homes in England in the next five years, which could provide further affordable areas for first-time buyers.

What other first-time buyer schemes are on offer?

The First Homes Scheme was launched in 2021 to help prospective buyers to get a foothold on the property ladder.

Through the programme prospective first-time buyers in England can get homes at 30% and 50% discounted rates compared to market price.

But if the homeowner wants to sell the property in the future, the new value will be made available to any further buyer too.

These homes can be a new property built by a developer or a home bought through an estate agent, which someone else purchased through the scheme.

To qualify you must be aged over 18, able to get a mortgage for at least half of the price of the home and not earn more than £80,000 a year before tax, or £90,000 if you live in London.

Each council has its own criteria so you will need to check with your local one whether the scheme is available and if you qualify.

You can check who your local council is by using this tool.

Another option is a 95% mortgage, which lets you buy a property with a 5% deposit.

This means that you borrow 95% of the value of your home and pay 5% of what it is worth upfront.

Most banks will only let you borrow up to 90% of your home’s value, which means you need to save 10% of its price as a deposit.

This can be very difficult for many first-time buyers who may also be paying rent and other household bills at the same time.

Lenders including Halifax, Nationwide and NatWest currently offer 5% mortgages.

In some cases you will not be eligible to apply if the property is worth more than £600,000.

You also cannot combine a 95% mortgage with other housing schemes such as shared ownership, shared equity or Right to Buy.

Britain’s £400MILLION ‘NEWEST town’ unveiled – with 20,000 homes, 2 schools & shopping parade

BRITAIN’S “newest town” costing £400million has been unveiled and will ultimately include 20,000 homes, schools and a shopping parade.

The Barking Riverside project in East London, has already seen 2,700 homes built and will occupy a 443-acre brownfield site that once was the location of Barking power station.

It is hoped that it will eventually house a 50,000 strong community on the north bank of the River Thames.

So far, more than £400million has been pumped into the project so far, with 2,700 homes created and permission has been granted to build up to 10,800.

Under new plans, that figure would almost double, gaining benefit from improved transport links, including a new overground station and a pier.

Matthew Carpen, managing director of Barking Riverside Ltd said: “We have much more we wish to deliver, with the investment to date setting the foundation for the significant growth that is now proposed.

“We look forward to delivering our new masterplan for 20,000 homes, together with the amenities and services needed to support and attract a vibrant and growing population.”

Under the scheme, more than a third of the 13,046 new homes would be earmarked as affordable housing, offered at a minimum of 20 per cent below market value.

The extended plans include two new parks – Ripple Park, covering roughly 50 acres, and River Park, a 19-acre site – along with two primary schools and improved cycling and walking routes.

Mr Carpen added: “As well as meeting the need for housing, with much of this being affordable, the new masterplan aims to maximise public benefit – both for the growing community here and the whole of east London.”

There are already five schools and several nurseries and various play areas and shops.

Fiona Fletcher-Smith the CEO of housing association L&Q said: “The UK is in the grips of a housing and affordability crisis, which is getting worse.

“That has to change, and projects like Barking Riverside are part of the solution.

“We believe Barking Riverside could be a blueprint for brownfield development across the country.

“None of this would be possible without partnerships, from L&Q and the mayor of London to the many others contributing to the success of this place.

“Delivering the proposed new homes and infrastructure will be a wonderful next step at this exciting new neighbourhood.”

The extended plans also have the backing of London mayor Sadiq Khan.

He said: “Barking Riverside is a prime example of a new town in London, a pioneering partnership delivering thousands of new homes for Londoners.

“It’s an inspiring model of how to fix our housing crisis, with new public transport connections, schools, green spaces and a town centre making this a blueprint for how the next generation of English new towns could work.

“I’m determined to do everything in my power to continue boosting homebuilding across London, as part of my plan to build a fairer, more prosperous city for all Londoners.”

Barking and Dagenham council will decide on the plan early next year.

My council house was grim & damp – a cowboy builder made it WORSE so I transformed it myself using charity shop bargains

A THRIFTY mum has revealed how she used DIY to transform her damp, messy council house into a dream home for her and her children.

Rebekah Foster, 31, was unable to view her council house before moving in, and had only seen a few photos of it.

She has now transformed it into her dream home[/caption]

The mum of four was so excited to move into the property but when she first walked through the door noticed a strange smell.

“We put it down to the house being empty for a while, but when we walked into the living room, the carpet had a damp smell”, she told Paving Superstore.

The house was also covered in broken glass, which as a complete hazard for her children, and the garden was an absolute state, with a falling down fence and overgrown bushes.

 “It’s safe to say we were devastated, but more because our children were going to have to live and be in a property we did not feel was safe for them”, she said.

“During this time, my husband had just been diagnosed with Multiple Sclerosis, and I was recovering from a C-section, so that was also a struggle as neither one of us was in a state where we could do a lot about it at the time.”

As the couple, who are from the North East were unable to do much themselves when they first moved in to the property. they hired a local tradesperson to help out.

However, this ended in disaster.

“Unfortunately was a total cowboy tradesperson and did not do any of the work properly.

“He destroyed our new carpets and didn’t prep walls so when he lined them you could see every issue through the paper.”

Thankfully, the mum, who is a baker and content creator was able to undo the builders mess after her recovery, and using DIY has created her dream home on a budget.

Rebekah used YouTube and Tiktok videos to learn a variety of new skills, and has even come up with some hacks of her own during the renovation.

“I found makeup wipes are great for using when smoothing out caulk,”, she said.

“I also used cake scrapers and old kitchen tools for smoothing out and plastering in areas and filling holes.”

The busy mum has decorated her home with charity shop bargains, and upcycled the second hand drawers in her bedroom to fit the theme of the room.

How to do your council house up on the cheap

  • Take inspiration from pricier shops and head to B&M, Home Bargains for interior decorations.
  • Head to YouTube for easy to follow tutorials on how to decorate rather than paying for professionals.
  • For a quick glow-up for your floors or anywhere with tiles, opt for stick-on vinyl to save on costs.
  • A lick of paint does wonders to make a room feel brand-new.
  • Switch out kitchen cupboard knobs for modern ones instead of buying brand-new cupboards

Rebekah still has a long way to go on her renovation journey, but is so happy with how things have turned out so far.

She said: “My children’s room is exactly what I wanted for them; it’s a lovely, bright and colourful space for them to play in.

“It really makes me so happy seeing their room and knowing I created that space for them.

“Even though my room is not quite done yet, it’s coming together as planned in my dream colour scheme– black and taupe. The colours work so nicely together and it’s exactly what I had envisioned.

“I also transformed my boring hollow door by adding wooden appliques which I both glued and painted which has given it more character.

“I love that all my hard work is paying off and everything is slowly coming together.”

Sharing advice to anyone looking to transform their home on a budget, she added: Don’t rush the work or plan things too close together.

“Every job I have done as a newbie to DIY and renovating has taken a lot longer than planned.

“By rushing through the work you just make silly mistakes which just cost more in the long run to correct.

“Thorough preparation is key to a good job and a nice finish so take your time, and shop around for good products at the best prices.”

Man in his 40s shot dead in rush hour attack as cops hunt killer

A MAN has died after a shooting in broad daylight in North London – with police launching a manhunt for the killer.

The incident occurred in Tottenham at 9am today as people were going to work.

Police officers and paramedics rushed to the scene in Waltheof Gardens near Smithson Road.

However, the patient, in his 40s, was pronounced dead shortly after.

No arrests have been made as police enquiries are on-going, the Met has said.

An investigation has since been launched and a crime scene remains in place.

We ditched rented house & sold everything to live in a van with 2 kids… it takes seconds to clean but there’s a drawback

A COUPLE who ditched renting and sold everything to live in a van with their two kids have revealed a drawback to their nomad life.

Jon and Samantha decided to make the change to their lives in 2020 and haven’t looked back since.

The couple live with their two young daughters, Halle and Frances, in the converted van.

Originally, the couple wanted to try van life for two or three months and tried to not go back to the home they were renting.

Eventually, they thought to themselves that why not try it long term and they have lived in the van ever since.

Speaking on why they moved, Samantha said: “I’ve always wanted to travel more, and about 5 years ago we had the idea, we sold everything we had, and we were gonna travel.

“I don’t want to have stuff, I just want to be moving around with whatever we’ve got.”

Jon added how living in the smaller space with less belongings is far nicer than the duties that come with a larger home.

He said: “[When you’re in a larger home] you’re spending most of your time just fixing stuff.

“Instead of having a good time, you’re just going around mopping stuff up.”

In a video on YouTube channel Liveration, the couple showcased their Mercedes Sprinter van, which came with a long wheel base and high top.

Inside, the van has a cosy feel and almost every empty space has been filled up with unique ways to store their belongings.

But the one drawback of their house on wheels has been the fact that they have no running water.

The pair initially had a water tank in the rear of the vehicle, but they later removed it after it constantly leaked.

The couple even admitted that they never really used the running water that much, and make do with just bottled water now.

For keeping themselves clean, Jon said the family just heat water up in the kettle and use the sink in the kitchen to wash their heads.

That way, the family could have even more space in the van.

Alongside the kitchen, the van features a permanent shortened double bed, for the couple’s two children.

For the parents, there lies a pull out from underneath the double bed, which matches up with a sofa to make an extended sleeping space.

While the van has no hob, the family make do with a small camping stove and say they do “a lot of cooking.”

In terms of work, the pair do branding and website design work, as well as a lot of commercial photo and video work for businesses.

Samantha said: “We can now work because we enjoy it, and not because we have bills to pay.

“We can pick and choose […] and do stuff we actually want to.”

Jon added how moving into the van “liberated” him from having to worry about paying bills and rent.

He added: “That stress that was whirring away in my mind constantly, it fizzled out.

“I had space in my mind to do things I enjoyed doing. I felt brand new.

“It makes a huge difference to your quality of life and your mindset.”

He also said it gives a lot of time to be with their kids, who they home school.

Samantha added how it allows them to teach their kids “things we really want them to learn”, rather than them being forced to be taught things they’re “not interested” in.

The family stayed in the same spot for the first couple of years but are now moving around a lot more.

While the couple and their eldest daughter love travelling around and seeing new places, they also highlighted issues that come with noise levels and parking in new environments.

Is it legal to live in a van?

IF you are looking to live in a van to save money or travel, you'll be pleased to know that there are no UK laws stopping you.

However, you must ensure your vehicle has passed its MOT and is fully road legal.

There could also be restrictions on where you can park up to sleep in your van.

For example, local authorities place restrictions on certain streets or lay-bys, and you could be fined if you spend the night there.

AS the temperatures drop, the chance of your house being burgled soars.

December and January are the worst months for robberies, with thieves targeting homes bursting with expensive Christmas gifts.

There were over 275,000 break-ins reported in the past year, which was a 4 percent increase on the year before.

Anthony Neary, managing director at Safe Zone, has revealed the three top tips to keep your property protected this winter.

Installing outdoor lights is one of the most effective ways of deterring burglars, according to Anthony.

“December is the darkest month of the year, but the dark nights usually last right up until March,” he said.

“In the UK, our darkest week is also a time when we fill our houses with new, expensive items – Christmas.”

Automatic lights set up at the front and back of the house are the most off-putting for thieves.

Another defence against uninvited visitors is to have your lights on a timer.

Seeing lights turned on in the evening will appear to the thief that people are home.

“Burglars typically work out whether someone is home or not by watching to see if lights are being turned on and off throughout the evening,” Anthony explained.

“They then target properties that are in darkness,” he said.

Finally, the last tip might seem simple but it’s a common slip-up victims make, and that is to keep valuables out of sight.

“In the festive season especially, homes are full of presents. Make sure they can’t be seen, wrapped or unwrapped, through a window,” Anthony said.

“A thief is much more likely to take the chance to steal tens of gifts when they know they can be gone in seconds.”

It’s also important to dispose of or hide empty boxes that could provide insight into the items in the house.

Only one in 10 Brits say they have chats at the watercooler

The days of the workplace ‘watercooler moment’ may be coming to an end – as just one in 10 are now having casual chats at the once office staple.

A poll of 2,000 workers found they are more likely to natter with their colleagues in the office car park (15 per cent) or elevator (14 per cent).

Wherever these personal conversations take place it’s imperative for productivity that they happen.

When settling in for the working week, 64 per cent like to catch up with their workplace pals before getting-down to business on a Monday.

And 67 per cent feel more motivated on Mondays when in the presence of their friends.

Weekend activities, the weather and what to watch on Netflix are the topics of conversation that dominate the chit-chat agenda on the first day back after the weekend.

The research was commissioned by Jakemans, to highlight the positive impact conversations have on boosting workers morale and getting them to focus on the working week ahead.

Dr Lynda Shaw, behavioural neuroscientist and leadership psychologist, and spokesperson for the throat lozenge brand, said: “After a weekend of activities with family and friends, it’s helpful to get our heads into ‘work-mode’ on Monday morning.

“This means those seemingly ‘unimportant’ conversations are actually extremely important to ensure we have the opportunity to download our thoughts with someone willing to be a sounding board.

“Of course, this should be a mutual exercise, and once achieved we can get on with work.

“Working from home means we need those Monday morning conversations even more, so, making sure we have them with others, even online, means we will feel far more motivated.”

It also emerged almost eight in 10 working adults consider their colleagues ‘friends’ outside of the office – and 86 per cent believe it’s important to have good personal relationships with their co-workers.

While 70 per cent have developed close relationships with colleagues which have ended up lasting beyond their time working together.

Two in five (22 per cent) will keep in contact with their work pals over the weekend – and 73 per cent regularly chat over text or WhatsApp, while one quarter (26 per cent) meet up in person.

Coffee break chats (31 per cent), office lunches together (25 per cent) and having a laugh over shared challenges (24 per cent) are the office moments that workers love sharing with their colleagues.

The research, which was conducted via OnePoll, went on to find 67 per cent think it would be ‘weird’ for their colleagues to go an hour without saying a word to one another.

Elizabeth Hughes-Gapper, spokesperson for Jakemans, a throat lozenge that releases natural menthol vapours to soothe the symptoms of a sore or tickly throat, said: “Our relationships and conversations are what boosts our morale for the week ahead.

“We rely on them to keep us motivated and could be the contributing factors as why Mondays seem to be the day people find most productive.

“What’s clear from the research is the importance of keeping our voices in tip-top condition, meaning you don’t have to miss out on the motivation that these conversations bring.

“Like any part of our bodies, it’s important to look after our voice, particularly in the coming months where sore throats and coughs will likely increase in the office.”

Walcott, who retired in 2023 after departing St Mary’s, scored an unstoppable equaliser with his own first-half wonder goal from 30 yards.

The former Arsenal star then whipped out Marcus Rashford’s signature celebration – where he points to his temple – after promising a local child he’d do so.

When visiting a local school in Southampton, Walcott asked the youngster, after inviting him to the charity game: “When I score, and I will score, what do you want me to do?”

To which the schoolboy named Cam responded: “The Marcus Rashford.”

The former England international was named Man of the Match as he rolled back the years in front of 7,000 fans.

The game was played to raise funds for various charities, including the Saints Foundation.

In the shootout, Saints boss Martin stepped up first and scored, setting the tone for his team.

Before heroes Walcott and Beattie both missed their penalties in the shootout to give the away side a 4-2 shootout victory.

Martin, 38, actually started the game himself from centre-back.

The Prem manager played the pantomime villain as he was booed every time he touched it in the early stages, which peaked when he slipped over less than five minutes in. 

He was hauled off after 60 minutes and limped across the dugout to meet young fans, who rapidly amassed an army on the advertising boards.

Martin will return to manage Southampton against Leicester when the Prem returns on Saturday.

B&M fans go wild for rare Cadbury chocolate with a twist after being discontinued 20 years ago

B&M shoppers have been going wild after spotting a rare Cadbury chocolate bar with a twist on shelves.

Fans were left devastated when the chocolate giant discontinued Dream bars 20 years ago.

But now discount chain B&M has begun selling a new version of the treat, also made by Cadbury.

It has combined both Dream and Marvellous Creations to create a raspberry-flavoured white chocolate bar.

Posting on the Newfoodsuk Facebook page, admins shared a whole selection of new chocolates found in store.

They said: “Loads of new bars of chocolate spotted at B&M Stores.”

Shoppers flocked to the comments, with many drawn to the Dream bar in particular.

One said: “Got this today and it’s good.”

Another wrote: “This is one I want.”

A third commented: “This is lush.”

While a fourth posted: “I NEED this.”

“Omg need to try this,” a fifth declared.

Although one was not as impressed and stated that Cadbury has “ruined” Dream with popping candy.

The bar is made up of Dream white chocolate with raspberry candy chips, jelly pieces and popping candy scattered throughout.

The chocolate appears to only be available in B&M at the moment and is a special edition so likely won’t be around for long.

We have reached out to B&M to find out the price of the bar and will update this story when we hear back.

As B&M doesn’t have an online shop, you’ll need to visit your nearest branch to pick up a bar.

For those of you who don’t remember, Dream bars were made from white chocolate and cocoa butter.

Fans of the much-missed bars were left devastated when the popular treat was axed from shelves by Cadbury just a few years after its launch in 2002.

To help fill the void, Cadbury released a new white chocolate range, suitably called Cadbury White, in July 2019 – but some chocolate lovers say it just isn’t the same as their beloved Dream.

Several years ago, The Sun first spotted Dream bars being sold in B&M on the Instagram page John’s Snack Reviews.

Go own brand – if you’re not too fussed on flavour and just want to supplant your chocolate cravings, you’ll save by going for supermarket’s own brand bars.

Shop around – if you’ve spotted your favourite variety at the supermarket, make sure you check if it’s cheaper elsewhere.

Websites like Trolley.co.uk let you compare prices on products across all the major chains to see if you’re getting the best deal.

Look out for yellow stickers – supermarket staff put yellow, and sometimes orange and red, stickers on to products to show they’ve been reduced.

They usually do this if the product is coming to the end of its best before date or the packaging is slightly damaged.

Buy bigger bars – most of the time, but not always, chocolate is cheaper per 100g the larger the bar.

So if you’ve got the appetite, and you were going to buy a hefty amount of chocolate anyway, you might as well go bigger.

More chocolate bargains

It comes as shoppers are racing to stock up on their chocolate treats for Christmas – don’t miss out.

Choc lovers have been left thrilled after discovering a “strange combo” hidden within a new Cadbury’s bar.

Customers have finally started getting their hands on Cadbury‘s new Dairy Milk Pink Lemonade edition which has recently hit some shelves across the globe.

Described as being the classic Dairy Milk chocolate on the outside with a “flowing raspberry lemonade flavoured centre”, the snack is sure to attract chocolate fans.

This means shoppers will be pocketing a 34 per cent discount on the sweet treats and saving £2.05.

Meanwhile, Asda shoppers were delighted after discovering a Cadbury chocolate advent calendar is selling for just 85p in stores.

The deal has been shared on the Extreme Couponing and Bargaining Facebook group and users are shocked by the reduced price.

It is a Cadbury Dairy milk advent calendar, containing 24 milk chocolates in various festive shapes.

On the Cadbury website, the calendar sells for £2.25, meaning this Asda bargain is 62% discounted from the original price.

Plus, B&M shoppers are rushing to buy festive chocolate treats that are perfect for kids’ Christmas Eve boxes.

The bargain retailer’s festive selection box has social media users going wild as they plan ahead for Christmas.

How to save money at B&M

Shoppers have saved hundreds of pounds a year by using B&M’s scanner app.

The scanner lets you see if an item’s price is cheaper than advertised on the shop floor label.

Products that are typically discounted are seasonal items and old stock that B&M is trying to shift.

The app is free to download off the B&M Stores mobile app via Google Play or the Apple App Store.

According to one ex-B&M manager, you’ll want to visit your local branch at 10am on a Wednesday too.

This is when staff slash items to as little as 10p to clear excess stock and make way for new products.
